Not sure how economical minded Ahmedawadis can currently afford 3 to 5 crores buglows! it sure seems to be a trend that might not last for ever, middle class are truly squashed. We are close to experiencing the ill effects of urbanization - how is this considered to be a development when it is only helping rich and wealthies - this is loopsided development will sure enought increase the gap between rich and poor!!</description>

		<description>કદાચ આ જ કારણથી નરેન્દ્ર મોદી ગાયહેડના પ્રોપર્ટી શોમાં ઉદઘાટન માટે ગયા ન હતા. નરેન્દ્ર મોદી આવવાના છે એ જાહેર થયું હતુ  ઈન્વીટેશન કાર્ડમાં. ગાયહેડના પ્રોપર્ટી શોમાં હું પણ ગયો હતો અને મારા ટાંટિયા ઢીલા થઈ ગયા હતા. એક પછી એક સ્ટોલ પર કરોડ બે કરોડને આંબતા ઘરોના ભાવ જોઈને મને તો લાગતુ હતુ કે હું અત્યંત ગરીબ છું અને આ એક્ઝીબીશન મારી મજાક કરવા બનાવ્યુ છે. મધ્યમ વર્ગના જે લોકો સ્ટોલ પર મકાનના ભાવ પૂછતા હતા એ લોકો તુરંત લઘુતાગ્રંથિમાં સપડાઈ જતા હતા. 

ડેવલપમેન્ટનું આ મોડેલ સારુ નથી. અમદાવાદ સારામાં સારુ એટલા માટે છે કે વીસ જ મિનીટમાં ક્યાંય પણ પહોંચી શકાય છે. વધુ ને વધુ ડીસેન્ટ્રલાઈઝડ થતુ વિસ્તરતુ અમદાવાદ, મોઘા મોંઘા મકાનો અને ગોલ્ફકોર્સને બે કરોડના સ્વીમીંગ પુલ સાથેના બંગલા એ જો  ડેવલોપમેન્ટ હોય તો ધૂળમાં પડે આવું ડેવલપમેન્ટ. આવા ઘરો કેટલીક સંખ્યામાં હોય તો બરાબર છે પણ એ જ જો જનરલાઈઝડ ટ્રેન્ડ બની જાય તો શું કરવું પછી મધ્યમ વર્ગે?

અમદાવાદના ખૌધરા બિલ્ડરો જાત જાતના પ્રયત્નો કરે છે કે જેથી પ્રોપર્ટીના ભાવ વધે. ટાઈમ્સ ઓફ ઈન્ડિયામાં નિયમિત એવા રિપોર્ટીંગ આવે છે કે જેથી પ્રોપર્ટીના ભાવ વધે. આ એક ષડયંત્ર છે પત્રકારો અને બિલ્ડરોની સાંઠગાંઠનું. અમદાવાદ મુંબઈ જેવુ ન જીવી શકાય અથવા જીવવા માટે અઘરૂ બની જાય એવું શહેર ન બને તો સારું. અત્યારે તો બહુ બગડ્યુ નથી.</description>

What i know from above artical is the price of new propery is skyrocketing. But we have to remember the old schemes are still remained in the affordable range to the middleclass people. I am not saying price is not increased for old property but still in the affordable range.

New culture and NRI ppl buying a new property because getting  the paperwork and loan is pretty easy and less time consuming. So if  you are a real investor look for good old property i bet you would get it in 30-40% less price.</description>

-Higher housing property prices means more income for builders and less opportunity for middle class buyers.

-Middle class is an important work force that fuels most of the industry and offices performance. If middle class is in continuous tension over getting a suitable house. This affect his work and so as society. Happiness of middle class is completely necessary.

-More Ahmedabad grows horizontally more transportation will be needed because people will have to move horizontally for their needs and jobs. This will add to the traffic in Ahmedabad which has already become a problem. So for making Ahmedabad livable and not making it Mumbai, one has to check current style of growth. 

-China had to go for massive reconstruction because old plans were done without proper planning. Ahmedabad should learn from China and should not grow in unplanned style.

-In Ahmedabad the most unfortunate arena is that even in surrounding parts of city like ring rod or bopal or Chandkheda, prices are shooting. Usually more you go far from the city, prices goes down.

-The best option for a person who wants to buy an affordable house is to go to the area like Khadia that is in eastern Ahmedabad. But then remember the fact that any emerging middle class person would not choose this option because Khadiya is an old pol locality and it falls in muslim areas around. No good school at this side of Ahmedabad. I think east Ahmedabad needs a good school.

-When we see the buyers buying property of 68 lakh or 80 lakh or 2 karod we can not understand how come Ahmedabad has got so much money? But the fact is that there are non Gujaratis who settle in Gujarat, Surtis and NRI people who invest in Ahmedabad, such people are growing. 

-There is no land in core part of Ahmedabad city now. So land prices are continuously shooting in and around city. If builder buy a land at high price, he has to sell the flat in high price. Therefore builders build  flat system for higher class people at high rate. This has become a vicious circle.</description>
