Bharuch, 2 September 2014
To curb the incidents of cheating poor and uneducated farmers from land frauds, now onward a video will be recorded while sale and purchase of land in Bharuch district. Vinod Rao, the district collector of Bharuch issued an order to implement this initiative in the district from Monday. It has become mandatory for the buyer and seller to record the statements and other details in front of the camera regarding their land sale deals.
Earlier Rao has implemented this video recording project in Vadodara last year to put a control on land scam. But since he is deputed in Bharuch district he implemented the same project here too. He said, “a compulsory video recording of land sale deeds will stop land frauds to cheat innocent and uneducated farmers. Buyers and sellers both will benefit with this step.”
Before implementation of this project the land owner had to go to the deputy collector for the verification of his assets as per the land revenue code. The verified documents were presented at the registrar office with a detailed assessment of the property. And after this it was forwarded to Sub –Registrar office where after the verification of forms and photographs of buyer and seller along with the third party, registry was done.
The new procedure has been made effective from September 01, 2014 in Bharuch district. According to this procedure, buyers and sellers are asked about the land deals and documents before camera at the Registrar office, after Land Compensation Report (LCR), for registry. If the applicant says ‘yes’ for the deal then only the further procedure and formalities take place. The statements of buyers and guarantor are also recorded before camera to avoid any ailing affects.
