Arvind Real Estate, Tata Housing announce Shubh Griha township in Vadsar, Ahmedabad

Arvind Smart Value Homes Ltd. which is a 50:50 joint venture between Arvind Real Estate (part of Arvind Group) and Smart Value Homes Ltd. (100% subsidiary of Tata Housing Development Company Limited) today announced 135 acre Shubh Griha township near Ahmedabad.
Shubh Griha project is located near Vadsar in western outskirts of Ahmedabad, about 1 km from the Avind Textile Mill in Santej. The township is located at 20 Kms distance from Ahmedabad, 12 Kms from SG Highway, 8 km from SP ring road. It falls under Ahmedabad Urban Development Authority(AUDA).
The township will have a healthcare center while a school is proposed here.
Shubh Griha, a part of integrated township project, designed by internationally renowned architectural firm HoK of Toronto is planned taking inspiration from the architecture of Gujarat.
There will be total 1090 units of 1 room kitchen, 1 bedroom hall kitchen, 1.5 bedroom hall kitchen type of flats. Each tower/building will have ground plus four floor construction with lifts. There will be 6 flats per floor in some buildings and 8 flats per floor in some other. Facilities like healthcare, community hall with gymnasium, convenience stores, amphitheater, landscaped gardens and seating areas, walking pathways, rain water harvesting, playgrounds with volleyball/basketball court, common open two and four wheeler parking will be available in township area.
Possession date has been announced as July 2015. While 1 RK flat costs Rs 792300, 1 BHK costs Rs 1003200, 1 BHK on ground floor costs Rs 1037400, 1.5 BHK Rs 1204600, 1.5 BHK ground floor Rs 1233100. The payment plan is construction linked. Internal specifications of the flats include Porcelain/ceramic tiling in living and bedroom, anti skid tiles in toilet, bathroom and kitchn. Good quality MS/sliding plain aluminum windows, oil bound distemper in walls, overhead storage etc. Selling of shops is not opened yet.
Each application form costs Rs 200. Customers may purchase any number of application forms and submit a filled in application form along with a payment of Rs 25,000 at any of the select IDBI branches. The mode of payment will be via demand draft or pay order, drawn in the favour of “Arvind & Smart value homes project receipt account” payable at Ahmedabad. Allotment shall be done through a random selection process executed by a third party-(KPMG). Customers will be intimated of the same by the company. The Rs 25,000 shall be refunded back to customers in case of non-allotment. A toll free number 1800 266 66 66 has been created to entertain further inquiry.
Allotment shall be done through a random selection process in the presence of 3rd party auditors. This draw shall be held within 120 days of closure of application. The result will be published in leading newspapers. Customers will receive an allotment letter and the application money will be treated as fee towards the ‘Agreement for sale’. Customers will then have to make the subsequent payment as per the payment plan. Those not getting allotment will receive the refund of the application money through IDBI.
The project will be per-certified Green Homes under the guidance of Indian Green Building Council(IGBC). With the green building features, operational cost gets reduced due to less consumption of energy and electricity. This leads to lower maintenance outgoings.
The forms will be distributed from February 30th till 15th of March.
