Jamsaheb Grants Development Rights for 7 Plots Worth ₹6,692 Crore to Adani Group in ₹219 Crore Deal

Jamnagar: In what is being described as the largest Memorandum of Understanding (MoU) in the history of Jamnagar, Jamsaheb Shatrushalyasinhji Maharaj has partnered with Highwoods Infraspace Private Limited, a company under the Adani Group, to spearhead a massive urban development project.

The agreement involves the transfer of seven of the city’s most valuable properties, covering more than 34 lakh square feet, for large-scale modernisation.

While the seven properties have a combined market value of approximately ₹6,692.24 crore, the legal consideration paid for the allocation was just ₹219.95 crore, approximately 3% to 4% of the actual market value.

Official documents and statements from the Jamsaheb clarify that this transaction is not a commercial sale. Instead, the payment is described as a “documentation formality” required to grant the Adani Group the legal rights necessary to begin development.

Jamsaheb Shatrushalyasinhji Maharaj underscored his intent in a personal statement: “I have associated myself with the Adani Group not for money, but for the upgradation and development of Jamnagar.”

Strategic Transformation of Prime Locations

The project spans 34,09,547.17 square feet across prime areas of the city. While final plans are still being formalised, sources indicate the following proposed developments:

  • Valkeshwari Area: Ultra-modern residential townships, premium apartments, and a commercial hub.
  • Sir Peter Scott Park: Development of high-end luxury bungalows.
  • Rozi Port/Vidi Area: Nearly 400 vighas of land (after earlier allocation to the Navy) may be developed into a logistics or industrial hub to support Adani’s shipping and logistics operations.
  • Other Locations: Mixed-use developments combining high-end residential and commercial spaces.

Legal and Financial Framework

The MoU execution involved a stamp duty payment of ₹10.77 crore, calculated at 4.9% of the ₹219.95 crore consideration.

A formal clarification appended to the MoU (dated July 7, 2025) outlines the unique structure of the partnership. While Highwoods Infraspace (Adani Group) holds exclusive development rights, the Jamsaheb retains the ability to use the documentation to raise funds for independent projects.

The agreement ensures that such fund-raising will not interfere with or impose any financial burden on the Adani Group’s development activities, allowing both processes to operate simultaneously.

The partnership is expected to significantly reshape Jamnagar’s real estate landscape, positioning the city closer to a modern metropolitan standard.
