Builder Booked for Duping Buyers by Selling Same Shops Twice in Valsad

Valsad: A builder has been booked for allegedly cheating three buyers, including a retired schoolteacher, of nearly Rs 1.8 crore by allegedly selling the same commercial shops to multiple parties and later mortgaging them to a bank.

The complaint was lodged at the Valsad Rural Police Station by retired teacher Bhulabhai Durlabhbhai Patel, who alleged that the fraud came to light when officials from HDFC Bank arrived to take possession of the shops over loan defaults.

According to the complaint, builder Avikas Deepakbhai Srivastava, a resident of Gundlav, developed the Saileela Complex at Kalwada village in 2022. Patel had purchased nine shops in the complex through registered sale deeds executed at the Valsad Sub-Registrar’s Office. He claimed to have paid the builder around Rs 1.55 crore through cheques, along with Rs 6 lakh in cash, for the properties.

However, on June 13, 2026, officials from HDFC Bank, accompanied by employees and a court commissioner, visited the complex and asked Patel to vacate the shops. When Patel produced his registered sale documents, bank officials informed him that the same shops had been sold to another buyer, Kishanbhai Dharamsinhbhai Vaghasiya of Surat, who had obtained a Rs 90 lakh loan against the properties.

The bank also informed Patel that the outstanding loan amount, including interest, had risen to Rs 1.17 crore, and proceedings had been initiated to take possession of the shops after the borrower defaulted.

Police said further investigation revealed that the builder had allegedly adopted a similar modus operandi with two other buyers. Dharmeshbhai Thakorbhai Patel of Kalwada and Jigneshbhai Mohanbhai Patel of Pardi were also allegedly sold shops in the same complex, resulting in a total alleged fraud of Rs 1.79 crore.

Based on Patel’s complaint, Valsad Rural Police have registered a case against the builder and launched an investigation into the alleged fraud. DeshGujarat
