AMC Suspends Bodakdev High-Rise Project Over TOZ Eligibility

Ahmedabad: The Amdavad Municipal Corporation (AMC) has suspended, with immediate effect, the development permission for a high-rise project in Bodakdev following questions over its eligibility for benefits under the Transit Oriented Zone (TOZ).

The action came after a complaint alleged that the project in TP Scheme No. 51 was granted an FSI of 4 even though the plot may not fall within the stipulated 200-metre TOZ boundary. AMC has issued a stop-work order at the site and informed the Gujarat Real Estate Regulatory Authority (RERA) about the action.

The civic body has also approached the Ahmedabad Urban Development Authority (AUDA) for fresh verification of the plot’s eligibility for TOZ benefits. The development permission will remain suspended until AUDA completes the verification and gives its opinion.

The disputed property is Final Plot No. 139/1 in Bodakdev. The high-rise plans were approved in 2025, based on calculations that considered the plot to be within the 200-metre TOZ limit and therefore eligible for an FSI of 4.

Under Ahmedabad’s Development Plan 2021, a 200-metre zone on either side of BRTS and Metro corridors is designated as a TOZ, allowing eligible plots higher FSI for high-density development.

AMC has now put the project on hold until AUDA determines whether the plot actually falls within the designated TOZ boundary. DeshGujarat
