VUDA to auction 10 plots; Sets ₹100-crore land sale target

Vadodara: The Vadodara Urban Development Authority (VUDA) has set a target to earn ₹100 crore from land sales for the financial year 2026–27 and has initiated the process to auction plots located in Sevasi and Bhayli areas on the outskirts of Vadodara city. A total of 10 residential and commercial plots will be sold through online auction, for which the minimum upset price of each plot has been fixed.
VUDA receives plots at different locations as deductions while implementing various Town Planning (TP) schemes in the development area. Some of these plots are saleable, and the authority generates revenue every year by auctioning such land parcels.
During the financial year 2024–25, VUDA earned ₹80.98 crore from land sales. For 2025–26, a target of ₹100 crore was set, against which ₹41.96 crore had been earned by December 31, 2025. After revision, land worth ₹83.32 crore was sold. Now, for 2026–27, VUDA has again fixed a target of ₹100 crore and has started the exercise to achieve it.
To meet the target, VUDA will auction five plots in Sevasi and five plots in Bhayli, which fall under TP Scheme No. 1, 3 and 4. These plots are meant for commercial and residential use, and builders are expected to show interest as both areas are rapidly developing and now fall within the Vadodara urban expansion zone.
According to officials, the minimum upset price per square metre of the plots has been fixed between ₹1.10 lakh and ₹2.32 lakh, depending on the location and land use. Even if all plots are sold at the minimum upset value, VUDA may receive more than ₹292 crore. However, the final price will depend on bidding during the online auction, as the plots will be sold to the highest bidder.
Officials said the proposal to sell the plots through online auction has received in-principle approval in the recent VUDA board meeting.
