Ratnam Green Field Residents Allege Poor Construction, Water Crisis; To Seek RERA Action Against Builder

Vadodara: Barely a year after moving into their dream homes, residents of Ratnam Green Field Society, located behind Makarpura Depot in the city, have levelled serious allegations against the builder, claiming they now feel “trapped” due to mounting civic and structural issues. The residents have warned of legal action and agitation if their grievances are not addressed promptly.

According to residents, construction of the housing project began around 2021–22, but problems started surfacing soon after possession. Over the past few weeks, the situation has reportedly worsened, leading to widespread dissatisfaction within the society.

Residents have highlighted multiple issues affecting their daily lives. A severe water shortage over the past 10 days has disrupted routine activities, with children facing difficulties attending school and working professionals experiencing delays in commuting.

Poor construction quality has emerged as a major concern. Several flats are reportedly affected by dampness and seepage across walls, raising serious questions about the structural integrity of the buildings.

The lack of basic amenities has further compounded residents’ problems. Complaints of inadequate cleanliness and incomplete or poorly maintained common facilities, including garden areas, have been repeatedly raised.

Many residents claim that despite investing their life savings, they are now burdened with unresolved issues. Some families have reportedly vacated their flats and are attempting to sell their properties.

Residents allege that they have been following up with the builder for the past six months but have received no satisfactory response. “We are wasting our time and energy, but there is no accountability,” a resident said.

Legal Action and Protest Warning

Frustrated by the alleged inaction, residents have outlined their next course of action. They plan to file complaints against the builder under the Real Estate Regulatory Authority (RERA) and consumer protection laws. Representations will also be submitted to the Municipal Commissioner and other concerned civic authorities.

In a similar case reported earlier in Surat, residents of Harekrishna Sakar Building staged protests against their builder, alleging fraud in the name of promised amenities.

Residents claimed that facilities showcased in the RERA brochure, including a garden, were never developed, and only open space was left. Issues such as leakage in the underground water tank and the absence of essential infrastructure like water pumps were also reported.

Additional complaints included rapid deterioration of RCC roads within months of construction, waterlogging during the monsoon without corrective action, and the alleged unauthorized sale of a portion of the society’s open space.

Residents further accused the builder of refusing to provide original land documents and warranty papers, while also shifting maintenance costs onto them. They have warned of approaching RERA and filing a court case if their demands are not met. DeshGujarat
