RERA orders Vadodara builder to refund money for failing to give possession to buyers

Vadodara: In relief to real estate consumers, the Real Estate Regulatory Authority (RERA) has issued a significant order against a local builder for failing to deliver housing units on time. The ruling directs the builder to refund the amount collected from customers along with applicable interest.

The case pertains to a construction project, Kishan Ambrosia, located in the Gotri area of Vadodara. The project was launched in 2020 by Koriya Infra Private Limited under the directorship of Bhikhu Kishanbhai Koriya and Shilpi Bhikhubhai Koriya.

According to the complaint, the builder had collected crores of rupees from eight customers with a firm assurance that the project would be completed and possession handed over by 2025. However, despite the deadline passing, the buyers were left without their promised homes.

Following the builder’s failure to provide possession, the aggrieved customers filed a formal complaint with RERA. The regulatory authority had earlier issued notices directing the builder to hand over the properties within the stipulated timeline, but these directions were allegedly ignored.

Taking a strict view of the non-compliance, RERA ruled in favour of the eight customers and ordered the builder to refund the principal amount invested by them along with interest, totalling approximately ₹1.25 crore.

The ruling is being seen as a stern warning to developers to honour possession commitments and comply with regulatory directives. DeshGujarat
