9 AMC Plots Up for Auction at Base Price of Rs 1,010 Crore

Ahmedabad: In a first, the Ahmedabad Municipal Corporation (AMC) has specified permissible Floor Space Index (FSI) and building height limits while auctioning nine plots across the city, giving builders greater clarity on their development potential.

The move comes after developers showed limited interest in earlier AMC land auctions, partly due to uncertainty over construction norms. The nine plots have a combined base price of Rs 1,010 crore.

The estate department has listed construction norms along with the base price of each plot, allowing prospective bidders to assess the development potential before bidding.

Among the key plots is FP 84+85 of TP 34 in Jagatpur, spread over 7,078 sq m, where construction up to 100 metres is permitted. It has a base price of Rs 130.9 crore.

Another major plot, FP 96 in TP 109 (Muthia-Hanspura-Bilasia), covers 41,843 sq m and has a base price of Rs 297 crore. Located in the R-1 zone, it permits construction up to 45 metres, subject to an Airports Authority of India (AAI) NOC.

FP 140 in TP 212 (Ambali) allows a height of 45 metres and has a base price of Rs 142.2 crore, while FP 121 in TP 215 (Ambali) permits 30 metres and is priced at Rs 114.5 crore.

In Gota-Sola-Ognaj, FP 263 of TP 56 allows 70-metre construction and has a base price of Rs 105.8 crore. FP 273/1 permits 45 metres and is priced at Rs 76.5 crore, while FP 273/2 allows 70 metres and has a base price of Rs 29 crore.

FP 135 in TP 33 (Gota) allows construction up to 30 metres and is priced at Rs 41.8 crore. FP 257 in TP 66 (Ranip-Chenpur-Chandlodia) permits 45 metres and has a base price of Rs 72.2 crore.

The auction was announced on September 11. Registration and earnest money deposits are open until October 12, with online bidding scheduled for October 15 and 16.

AMC officials said the upfront disclosure of FSI and height limits is expected to improve transparency and attract more bidders to the land auctions. DeshGujarat
