Ahmedabad Police Books Three Builders for ₹58.92 Crore Land Deal Fraud

Ahmedabad: The Economic Offences Prevention Wing of the Crime Branch has registered a case against three city-based builders for allegedly cheating a Bodakdev-based trader and his family of ₹58.92 crore under the pretext of clearing land-related encumbrances and investing in lucrative real estate projects.

The accused, Dipak Hirpara, his son Harsal Hirpara and Jignesh Hirpara, operate from an office at Shilp Epitome Building. They have been booked under the Bharatiya Nyaya Sanhita (BNS) for alleged cheating and criminal breach of trust.

According to the FIR filed by Chintan Rami, 42, the dispute concerns ancestral land parcels in Sarkhej, Okaf and Fatehwadi. In February 2022, the accused allegedly approached the family, promising to clear encumbrances on the properties in exchange for a share in the land and clearance fees.

Trusting them, Rami executed several notarised agreements, powers of attorney and registered sale deeds covering more than 56,000 square yards between 2022 and 2025.

The FIR alleges that the builders subsequently withheld the agreed sale consideration, making partial payments through cheques and persuading Rami to convert the outstanding amounts into investments in joint projects.

When Rami sought formal investment agreements and account statements, the accused allegedly refused, claiming they had incurred ₹90 crore in land-clearing expenses without providing supporting accounts.

The total outstanding amount allegedly owed to the family is ₹58,92,16,487, the FIR stated.
