Takshshila Elegna Promoter Booked Over Multi-Crore Property Fraud in Ahmedabad and Kheda

Ahmedabad: A series of complaints and an FIR have been filed against Kamlesh Gondalia, his family members, and related entities for large-scale cheating, criminal breach of trust, and forgery involving crores of rupees across several property transactions in Ahmedabad and Kheda districts. The FIR was filed by businessman Rakesh Lahoti at the Detection of Crime Branch police station today.
As per the FIR, between 2019 and 2025, the complainant, through his companies Clearsky Tradelink LLP and Rakesh Investment Co., entered into legally executed Agreements to Sale with Gondalia and his family members for the purchase of several properties:

Six flats in Takshshila Elegna (Ellisbridge)

Land parcels in Nayka, Kheda (Survey Nos. 390–397)

Bungalow at Ambli (Final Plot No. 21, TP 215)

Flats at Treasure Enclave, Bopal (B-19 and B-20)
Despite making full and final payment exceeding several crores, Gondalia and his family failed to execute sale deeds, withheld possession, and instead engaged in fraudulent resale, mortgage, and misrepresentation of the ownership records. Investigations and search reports reveal that several of the flats sold to Lahoti were later re-mortgaged and shown as “unsold” on RERA, while internal transfers amongst family members were used to defeat lawful ownership rights.
Gondalia further attempted to cover up the fraud by unilaterally transferring ₹3 crore to Lahoti’s account in June 2025, falsely claiming it as a “loan repayment” to disguise the cheating and cancel valid property agreements. When confronted, he allegedly issued threats, filed false counter-complaints, and used his “high” connections to harass the victims.
These repeated acts amount to serious offences under the Bharatiya Nyaya Sanhita (BNS), 2023, for fraud and cheating i.e., Sections 111, 316, 318(4), 321, 223, 329 & 336.
Lahoti has reportedly submitted detailed evidence, agreements, bank payment records, and notices to the Crime Detection Branch, Commissioner of Police, and RERA Authorities, demanding that the police register a full-scale investigation into the fraudulent network run by Kamlesh Gondalia and his associates.
“This is not just a breach of contract, it is a calculated fraud. We trusted the Gondalias, paid in full, and they used our money while denying us ownership. Their actions have caused huge financial loss and mental harassment,” Lahoti said.
Lahoti has urged authorities to freeze the involved properties, prevent further transfers, and take strict legal action against all responsible persons to ensure justice and protect other citizens from falling victim to similar fraudulent individuals who give the builder fraternity a bad name.
