GHB in process of four housing redevelopment projects in Ahmedabad

Ahmedabad: The Gujarat Housing Board (GHB) is undertaking large-scale redevelopment of multiple integrated group housing schemes across Ahmedabad under the Public-Private Partnership (PPP) model. The board has invited proposals for three such projects with the aim of replacing ageing residential buildings with modern housing infrastructure. Additionally, the foundation stone for one similar project was laid last week.
Gota Integrated Housing Redevelopment Project
The largest proposed redevelopment project is located in Gota, covering Mahatma Gandhi Colony and the Slum Clearance Cell area. The project involves the rehabilitation of 2,004 Economically Weaker Section (EWS) dwelling units, 1,836 Low Income Group (LIG) units, and 87 existing commercial shops.
With an estimated cost of ₹504.79 crore, the Gota package accounts for the majority of the total redevelopment investment planned by the housing board.
As per project timelines, redevelopment will be completed within 40 months from the issuance of the work order. This includes four months for statutory approvals and detailed planning, followed by 36 months of construction.
Once completed, the project is expected to significantly improve housing infrastructure, living standards, and urban development in one of Ahmedabad’s rapidly expanding residential zones.
Happy Home Apartment Redevelopment, Naranpura
Another redevelopment initiative has been planned in Naranpura, where the GHB has proposed reconstruction of 114 High Income Group (HIG) flats in Happy Home Apartments, located between Blocks 18 and 36.
The project is estimated to cost ₹50.82 crore and will involve complete demolition and rebuilding of the existing structures.
The execution period has been fixed at 30 months, including six months for approvals and design processes, followed by 24 months of construction.
The redevelopment aims to provide residents with larger homes, upgraded amenities, and structurally safer buildings aligned with present-day urban standards.
Nidhi Apartment Redevelopment, Naranpura
In the same locality, the Gujarat Housing Board has also announced the redevelopment of 24 HIG flats in Nidhi Apartments, situated in Blocks 32 and 33 of Naranpura.
The project is estimated to cost ₹12.35 crore and will be completed within 28 months, including four months for approvals and 24 months for construction.
The initiative is intended to replace ageing housing blocks with modern residential towers equipped with upgraded civic infrastructure.
Surya Apartment Redevelopment, Naranpura
Meanwhile, another redevelopment project is underway in the city at Surya Apartment, Block 2, located in the Naranpura area. The bhoomi pujan for the project was carried out by Union Home Minister Amit Shah last week.
All three upcoming projects will be executed under an integrated redevelopment model comprising a Public Housing Component and a Free Sale Component. Under this framework, private developers will reconstruct the existing residential units free of cost for eligible allottees.
To recover project expenditure, developers will be allowed to utilise surplus land and available Floor Space Index (FSI) to develop additional residential or commercial units for sale in the open market. DeshGujarat
