AUDA Approves Land Use Change for Motera Sports Enclave

Ahmedabad: The Ahmedabad Urban Development Authority (AUDA) has approved a proposal to change the zoning of more than 20,000 square metres of agricultural land in Motera to residential use, paving the way for development linked to the proposed Sardar Vallabhbhai Patel Sports Enclave.

The decision was taken at AUDA’s 312th board meeting held on October 6, 2026.

AUDA CEO Mirant Parikh said the board unanimously approved, under Section 19 of the Gujarat Town Planning and Urban Development Act, 1976, the conversion of land in Agriculture Zone-1 (A-1) to Residential Zone-1 (R-1) in Survey No. 282 at Motera.

The land forms part of the larger area planned for the Sardar Vallabhbhai Patel Sports Enclave by Gujarat Sports Infrastructure Development Company Limited. The project includes municipal corporation, riverfront-adjoining and government-owned land in Motera.

According to AUDA, the zoning change is intended to facilitate construction permissions for an international-standard sports stadium and associated facilities. The development is being planned in the context of Ahmedabad’s preparations for the 2030 Commonwealth Games and the proposed 2036 Olympic Games.

The zoning decision will now be forwarded to the state government for further action. Following its examination, the government will issue a preliminary notification. AUDA will subsequently invite objections and suggestions before the final notification is issued.

The change will be implemented by the Ahmedabad Municipal Corporation after completion of the statutory notification process.

AUDA said the meeting also approved other measures aimed at supporting planned development in Ahmedabad and its surrounding satellite areas.
