Five-star hotel, hospital, and school to come up in 24,115 sq. m. area in DREAM City of Surat

Surat: The Government of Gujarat has been working to develop a world-class Diamond Trading hub in Surat, named DREAM City. After delays earlier, work on the 700-hectare city has now picked up pace following the preparation of a new master plan to develop the city along the lines of GIFT City in Gandhinagar, which was announced recently.

DREAM City Limited has now launched the bidding process for the development of key infrastructure projects within the hub, including a five-star hotel, an integrated multispecialty healthcare facility, and a school. Selected bidders will be granted development rights on a lease basis and will be responsible for the construction, operation, and maintenance of these facilities.

Project Details:

  • Five-Star Hotel – Plot area: 7,000 sq. m., Base Premium: ₹73,000/sq. m.

  • Integrated Multispecialty Healthcare Facility – Plot area: 10,510 sq. m., Base Premium: ₹73,000/sq. m.

  • School – Plot area: 6,605 sq. m., Base Premium: ₹73,000/sq. m.

All projects will be developed in accordance with the long-term lease agreement provided by DREAM City Limited, with construction regulations following the CGDCR-2017 guidelines. The maximum permissible building height is capped at 53.84 meters above MSL, as per the Airport Authority of India’s NOC.

Notably, for the school, eligible bidders must have experience in developing or managing a school with 1,500 students, or two schools with 1,000 students each, or possess relevant infrastructure development experience. For the hospital, eligibility includes experience in managing a hospital with 450 beds, or two hospitals with 300 beds each. For the five-star hotel, bidders must have experience with a hotel of 100 rooms, two hotels with 60 rooms each, or similar experience.

Bidders are expected to submit proposals by November 20 for the school and the hospital, and by November 18 for the five-star hotel. DeshGujarat
