Gujarat Regularisation of Unauthorised Development Act, 2011.

In execise of the power conferred by sub-section (3) of section 1 of the Gujarat Regularisation of Unauthorised Development Act, 2011 (Guja. 26 of 2011), the Government of Gujarat hereby appoints the 20th February, 2012 as the date on which the said Act shall come into force.

        Hello Ravi,

        I have built 1st floor 5 year back without prior plan approval. But my ground floor plan and completion are ok. On first floor there is very minor violation (just 6sq. ft. outside margin.) I have to pay impact for ground floor impact as main issue. If ground floor plan and completion are in place with all other requirements satisfied, then do i have to get the first floor plan also approved to pay the minor impact on it..     Good initiative from CM. But seems authorities are not interested to implement. Nothing is clerify till date. Few years before also many persons from CM’s constituency have paid initial impact fee of Rs. 5000. But nothing happened after that. Already one month is passed after notification and no officer is able to guide common man.

    If someone get the permission from the Municipality Authority in open margin land without the permission of affected one & also permission given on the compound wall by showing wrong information in measurement by landseller & landpurchaser the real truth from the Municipality authority.Afterthan they made an anchrochment on the rajmarg 18mts road
    How can he get benifit from authority.

    In my society. we had purchase plot in 1976 when our area was in gram panchayat then SMC Had lauch TP Scheme and without informing us in some plots of society had put reservation without informing us owner of plots….Now impact fees will applicable for us or not?

    there are five types of jantri rates, 1. Land rates, 2. composite rates of residential flats,
    3. composite rates of office premises, 4.composite rates of shop premises etc;
    for construction other than residential flats, office & shops,
    which jantri rates are applicable to regularize the construction

    What is the exact act & benefit of Impact Act. ?
    How many times will take for completion of the impact procedure ?
    What are the documents to be submitted to get impact fees ?

    before 10 years my resident was coming in Rural Area of Navagam Ghed.
    i had buy a home directly from a builder, that time the completion certificate was not compulsory. so i dont have completion certificate of my ground floor area.

    after that i have buildup first floor of 2 BHK with 48.86 sqft buildup area without taking corporation approval.

    now i want to make this completion certificate of this First Floor. But as per my inquiry with corporation, they are asking for my ground floor’s completion certificate, which i dont have. they are asking that without ground floor certificate i can not get impact benefit for my first floor only. otherwise i have to pay impact fees of whole house, means ground floor + first floor, which would be very much costly and out of my budget. Please help me and guide me in this case.

    The architects and engineers are asking for very high fees sometimes double the amount to be paid as impact fee .Please simplyfy the process and charge the impact fee on municipal bills
    and do not ask for building drawings.

    Our building having shops and flats and basement is mention as parking as per plan submit by

    builders in ahd. muni. corporation. One of the partner of builder hold our parking of

    basement and give parking space on rent. Can corporation take action for release our

    basement.Due to this type of illlegal hold of our parking area in basement,parking area

    short for the same. AS per engineer we have to pay huge amount for the same AND WE ARE NOT in

    position for paid parking impact fee. IF corporation release our parking area of basement,we have to pay small amount of impactfees

    secondly can corporation help us to pay our impact fee in instalment.

    I live in baroda, i was purchase plot on 1990 for Rs. 20 stamp paper, i have developed 2nd floor without any permission, without NA or Rajja Chhithi and Sale deed.. as per govt impact fees i want to regularised my plot paid impact fees. asked me any processure to regularised this house or form.

    I have 2BHK flat in baroda-karelibaug area. My flat is on first floor and the building is having four floors. Now except me other three floor owner wants to extend their room by paying impact fee. For that i must have to build the room. Now, i decided not to build room but just i made the support for the other three floor support. Now if i willing to buuild room after one year then Is it possible to pay impact fee now?

    REGARDING IMPACT FEES……thereof……
    There is no such provision available in Gandhidham Develepment Authority, Is it outside above all gazette’s of Gujarat state, and permitted to cause inconvenience to poor victims, who are just guided that no such order and in the name of the Governor of Gujarat
    Officer on special duty and Ex. office Joint Secretary to the Government of Gujarat will be followed, Kindly clarify the same and direct the Gandhidham Development authority

    Our Veraval -patan joint muncipal area engineer Mr. Dadaniya have not give any permition of two side road (construction in Radious) also covered balcony area, And our area apx. 33 % in CRZ line, so alos that area not give permition, Also veraval’s muncipalty very corrupt, Also he take so many documents like, reg. deed, lay out plan with collector sign, hukam, entry, photo, light bill, house tax copy, better ment charge copy, mapnisheet, map in blu print only, 4 copy, form wity duly notrized also eng. sign, also we give betterment charge copy but he also ask for betterment charge interest, so we are tired for this corruption type permition. so any govt. officer read this msg. ple. help us……..
